The Miami Design

The Miami Design is the latest addition to Tullipan's range of split level home designs. It is designed for sloping blocks.

The Miami Design utilizes split-slab construction. The ground floor concrete slab is formed at three different levels, with the use of engineer-designed deepened edge beam construction. The display home version of the Miami consists of 41 squares in total area. (380 square-metres.)

The home shown above was built in the Crighton Property in the Figtree Bay Estate on Boora Boora Road in Kincumber. The site chosen for the display home is an upwards-sloping site with extensive views over the Brisbane Water. These views can be enjoyed from the spacious elevated 1st floor concrete balcony which is positioned over the double garage. The balcony is conveniently located forward of the games room. The games room is above the open plan kitchen and living area.

Design features:

  1. Three bathrooms and 5 bedrooms.
  2. The layout of the home focuses on spacious open plan living areas.
  3. As with many of the latest architectural designs, formal lounge and dining rooms have been excluded to allow more effcient allocation space.
  4. Galley style kitchen.
  5. Spectacular home theatre with feature plasterwork.
  6. Spacious covered alfresco dining area accessed via modern bi-folding doors from the open plan family room.
  7. Bedroom no. 5 has a powder room and doubles as a guest suite.

Energy efficient features

  1. Concrete slab on-ground construction provides a constant temperature throughout the year resulting in reduced heating and cooling costs.
  2. The constant temperature in the slab will keep internal tiled floors warmer in winter and cooler in summer. If dark tiles are used, and a north orientation is applied, the ground level floors will absorb direct sunlight during the day. During the evening the heat will radiate out into the home.
  3. For optimum thermal comfort the plan should be oriented so that the family area and kitchen space are facing north. Alternatively a second option would be for the alfresco and family area to face north.
  4. If the building is located east to west the pergolas located on the east elevations will reduce direct sun penetration into the home on hot summer mornings.
  5. R2 insulation in all external walls will result in minimal use of artificial heating and cooling.
  6. R2 insulation in the ceiling will meet BASIX requirements and will also hold in winter warmth and delay the penetration of hot afternoon sun.
  7. Flat ceilings on the upper level using skillion trusses will significantly reduce the energy required to heat and cool the home.
